For anyone who is interested, here are a few 3ds Max build files I could scrounge up.
This is Skadovsk - which is in game but here you are if anyone wants to make derivatives:
If the version you have has a ship in the water near the Mill then this max file has the WIP. The ship in the game was a placeholder for this one:
This file has all the Kinder WIP. The cave [the cave is very rough and is unfinished] as well as the one floor of the Facility below it with a whole slew of new assets. Desks, phones, cabinets, piping, toilets etc etc... Some parts in the file like the entire elevator mechanics weren't mapped but are finished models.

This is the lookout tower near the cranes - another one that is finished and in the build but again, if anyone wants to make derivatives from it:
There may be some custom textures missing in some of those but they won't be much. I pulled most of all the texturing from the vanilla game. So as long as you have 3ds Max 2011 [i think it was] plugins and paths configured correctly, they should all be fine and trace the textures paths normally. in all of those files you may have to 'unhide all' to see everything.
